The house needs work. The sellers don’t have the cash — or the energy — to do it. It sits, expires, or drifts to a cash buyer at a steep discount, and the commission walks out the door with it. The EZE Bridge exists for exactly this listing: we fund and coordinate the repairs, cleanout, and staging up front, repaid from the sale at closing, so your client sells at full market value — with you.

How the partnership works

  1. You refer a seller who could use EZE’s services — repairs are the classic case, but many referrals are about the cleanout, staging, the move itself, or bridging the transition even when the house is in decent shape.
  2. We do a walkthrough together — you, the homeowner, and EZE — to build a plan for the house. We work with the seller to determine which EZE services they need, then pull together estimated figures for their review before anyone agrees to move forward. Nothing out of pocket for them.
  3. EZE manages the prep — contractors, cleanout, house cleaning, staging, minor landscaping and lawn care, the move if needed — and keeps you posted on progress.
  4. You list and sell at full market value. We stay through closing, often handling inspection items to help keep the sale moving forward.
One requirement worth knowing up front: the home needs to be vacant during prep — either already empty, or the occupants move out as the first step of the project. When that move is the sticking point, the EZE Bridge can fund the move itself and, case-by-case, a couple of months of temporary housing rent until the home sells — so vacancy never has to kill the deal.

The seller agrees to list with you. EZE is not a brokerage, never takes listings, and never competes for your client.

Frequently asked questions

Does EZE ever take the listing? Never. EZE is not a brokerage and does not list, buy, or sell homes. The seller agrees to list with the referring agent.

Who pays EZE? The homeowner does — from the sale proceeds at closing, plus an agreed service fee. Nothing comes out of the agent’s commission, and there are no referral fees in either direction.

What happens after I refer someone? We schedule a walkthrough with you and the homeowner, build a plan together, and share estimated figures for the seller’s review before anyone commits. During prep, we keep you updated on progress.

What if issues come up at inspection? We can often handle inspection repairs as part of the project to help keep the sale moving forward.

Does the home need to be vacant? Yes — prep work happens in a vacant home. If the sellers are still living there, moving out is step one, and the EZE Bridge can fund that move and even temporary housing rent until closing.

What kinds of listings fit best?
