After Mom passed away, the daughter needed to get the house sold. After many months of little progress, she was referred to EZE. The house and barn and storage sheds were full of stuff and the house was in need of a cosmetic remodel, miscellaneous repairs, and landscaping. An insurance claim had been filed for a few repairs. The uncle was asked to step in and takeover as the executor of the estate after the project was almost complete.

Our client was able to avoid foreclosure after receiving notice that it was scheduled for auction in 2 weeks. Our client was also able to significantly increase the equity in the property and sell for market value.

Jody had lost her source of income due to health issues and her house had been foreclosed. With about a month remaining in her redemption period, she gave us a call.

Jody Portage

Jody was able to walk away from the sale of her house with over $70,000!

How EZE helped:

  • Helped Jody redeem her house by paying off the bank/investor ~$127,000

  • Funded and coordinated a small project to prepare her house for sale which included: drywall repair, painting, trim work, installed new flooring in basement, and miscellaneous minor repairs.

  • Removed odors from home

  • Provided support through the sale and attended closing with her.

Location: White Pigeon

Background:

Our client’s husband has MS and she had just accepted a new job a distance from home; they really needed to move closer to work and their house was also getting to be too much for them to keep up with. She was in discussions with other cash house buyers and/or wholesalers and we recommended an alternative to help her walk away with more money if she could just be patient.

Jennfer Taylor At Video Testimonial

Outcomes:

Our client’s house went sale pending after ~3 days of being listed and was sold to an buyer using an FHA mortgage (made possible due to repairs made). Their house sold for $122k compared to an estimated $50k as-is cash sale and they walked away with significantly higher proceeds.

How EZE helped:

  • Repair funding & coordination (drywall & plaster repair, painting, deck repair, railing build, window pane replacement)

  • Repaired house to meet requirements for FHA buyers

  • Listing prep (flea mitigation, odor removal)

  • Basic home staging

Location: St. Joseph

Background:

We received call from our client and was able to come up with a solution, execute, and provide funding within 24 hours from his call. He had already listed his Mom’s house for sale with a realtor a day or two prior to calling me and had already dropped the price by $50,000 but still had no way to make it through the transaction without having to move his Mom back home (who had just had a stroke). Even a fast discounted cash sale wasn’t going to meet their needs…

Randy Robinson 4351 Hart St Joseph Thumbnail

Outcomes:

Our client was able to keep his Mom at her nice retirement home without having to move her back home and figure out how to care for her while also working through the sale of the house. He was able to slow down and sell the house for market value rather than take a significantly discounted cash offer.

How EZE helped:

  • Upfront $20,000 in private lending to cover care facility costs

  • Additional (unplanned) private lending of over $15,000

Location: Mattawan

Background:

Dad had taken a job out of state and was living there while Mom and kids stayed behind. They had a large home and it needed a lot of cosmetic updates and miscellaneous repairs to prepare it for sale. Money was tight and selling to a cash house buyer was the likely option…

Stratford Wood Trl

Outcomes:

The family was quickly reunited (Dad was already working out of state and family was staying in Michigan; the family was able to join Dad after starting w/EZE), multiple burdensome liens were paid off and closed out, and our client’s home was repaired, updated, and sold for market value without them having to pay for or do any of the work.

How EZE helped:

  • Helped pack and load moving truck and paid for moving truck rental

  • Funded and coordinated repairs and updates such as flooring replacement, re-painting throughout, deck repair, drywall repair, and a punchlist of miscellaneous repairs (~4500 sq. ft home)

  • Funded and coordinated landscaping, exterior cleaning, thorough interior cleaning

  • Provided basic home staging

  • Provided support through the sale process

Location: Portage

Background:

Our client inherited the home she grew up in and had to remove squatters. Her husband was stuck overseas due to Visa issues and she was stay-at-home mom w/kids. She needed financial support as the home needed many repairs & updates to prepare it for sale.

2023 11 14 14.57.47

Outcomes:

Our client’s mortgage got caught up and kept current through the sale of the house. She was provided equity out of her house to cover housing and living costs. She was also able to remain in the house during the project and sale process rather than have 2 housing payments.

How EZE helped:

  • Provided over $100,000 in private lending to our client between cost of living support and project costs

  • Coordinated repairs and updates such as kitchen remodel, large deck rebuild, roof repairs, furnace replacement, flooring and painting, various other repairs

  • Provided enclosed trailer for temporary storage during sale process

Jason is a realtor who was living in the house he had bought new. He and his roommate were ready to sell and move but many years of wear and tear, mostly from pets, had taken its toll on the house and he was thinking he was going to need to sell to a cash buyer for a discount. He was quite surprised to hear me tell him I thought it was in his best interest NOT to sell the house to me.

Jason Creadon 6391 Dew Pointe Caledonia Thumbnail

Outcomes:

Jason’s house sold for $20,000 above asking price and went sale pending the first weekend after it was listed. Estimated $85,000 increase in sale proceeds over an as-is cash sale!

How EZE helped:

  • Funded and coordinated repairs and updates such as such as flooring replacement, drywall repair, painting, kitchen updates, glass replacement, and miscellaneous cosmetic repairs/updates.

Location: Three Rivers

Background:

Health issues interrupted our client’s life and caused a loss of income which caused her to get behind on her mortgage. She needed to leverage the equity in her house to get the healthcare she needed and to reposition herself for her future.

20070 Parkway Ave 03

Outcomes:

Our client’s mortgage/bills were caught up and her housing payments payments were covered while she remained unemployed due to ongoing health issues. She was able to move into a new home with 12 months of rent prepaid. She received an estimated $45,000 of equity than if she would have sold as-is for cash.

How EZE helped:

  • Private lending of $20k to catch-up on bills

  • Private lending of $1300/month to cover her mortgage

  • Funded and coordinated her move to a new home

  • Prepaid for a 1-year lease

  • Home clean-out

  • Funded and coordinated a house project: interior and exterior repairs, painting, flooring, landscaping, bathtub/shower re-glazing, miscellaneous repairs.

  • Purchased and installed a dock on the lake

  • Provided support through the sales process

  • Addressed inspection items to help with a smooth sale
